Foundations

Foundation Repairs, Waterproofing and Drainage for Toronto Homes

The foundation carries the whole house, and in Toronto it also has to cope with soil that freezes and thaws through the winter, heavy spring melt and summer storms that soak the ground in hours. Many older homes in the city sit on stone or block foundations that were never built to keep a modern finished basement dry. When water or movement starts to show, it usually appears as a crack, a damp patch or a musty smell.

Toronto Roofing & Masonry treats foundation work as three connected jobs. A cracked or crumbling wall lets water in, water in the basement often traces back to drainage outside, and poor drainage puts more pressure on the wall. We look at all three before recommending anything, explain the options that suit your home and give you an estimate before work starts, so you can decide on the repair with the full picture in front of you.

What's included

What Our Foundation Work Covers

What the work covers, explained to you before anything starts.

  • Sealing cracks in poured concrete, block and stone foundation walls so water and soil stay outside.
  • Repointing and rebuilding failed mortar joints on older stone and block foundations.
  • Replacing loose or crumbling parging to protect the exposed part of the wall above grade.
  • Interior and exterior basement waterproofing approaches, matched to where the water is getting in.
  • Weeping tile, downspout discharge and regrading to move water away from the house.
  • Coordinating foundation, eavestrough and masonry work where the cause of a wet basement starts above ground.

Why choose us

Why Toronto Homeowners Choose Us for Foundation Work

The Cause Before the Fix

We trace where the water or movement is coming from before proposing a repair, so you are not paying to treat a symptom that comes back.

Three Jobs Seen as One

Cracks, leaks and drainage are assessed together, which avoids sealing a wall while the soil outside keeps sending water toward it.

From the Roof Edge to the Footing

Because we also handle eavestroughs and masonry, an overflowing trough or a patio sloping toward the house can be corrected as part of the same plan.

An Estimate You Can Weigh Up

You receive an estimate before work starts, with each option for your home explained so you can choose what to tackle first.

What Shapes the Cost of Foundation Work

Every foundation is different, and the estimate depends on factors like these.

  • Whether the work is a crack repair, waterproofing, drainage or a combination of the three
  • The foundation material, such as poured concrete, concrete block or stone
  • How much of the wall needs exposing and how easy the area is to dig
  • Finished basement walls, flooring or fixtures that affect interior access
  • Patios, steps, driveways or landscaping next to the wall that need lifting and reinstating

How We Approach a Foundation Problem

The main stages of the job, from the first look to the final check.

  1. Inspection Inside and Out

We look at the basement walls and floor, the outside of the foundation, the grading and where the downspouts discharge.

  2. Diagnosis and Options

We explain what is causing the problem and the repair options that suit your home, then give you an estimate before work starts.

  3. Repair and Protection

The agreed work is carried out with the surrounding area protected, and soil, paving or finishes are put back as agreed.

  4. Final Review

We review the completed work with you and confirm everything has been done as agreed.

FAQs

Foundation Questions from Toronto Homeowners

Are foundation cracks always a sign of a serious problem?

No. Fine hairline cracks are common as concrete cures and shrinks, and many never move again. Cracks that are wider, growing, letting water in or showing one side of the wall moving out of line need a closer look, because they can point to settling or soil pressure.

Why does my basement get wet only in spring?

Spring is when snow melts while the ground is still partly frozen, so water cannot soak down and runs toward the house instead. If the soil slopes the wrong way or downspouts empty beside the wall, that water collects against the foundation and finds any weak point.

Can an old stone foundation be kept dry?

It can often be made much drier. Stone foundations rely on the mortar between the stones, and when that mortar breaks down, water passes through. Repointing, repairing parging, improving drainage outside and waterproofing all play a part, and the right mix depends on the house.

Does my home need foundation repairs, waterproofing or drainage?

It depends on the cause. A leaking crack may need a repair, a wall that seeps along its length may need waterproofing, and water pooling against the house points to drainage. Many basements need more than one, which is why we assess all three together.

Does a wet basement affect the rest of the house?

It can. Damp basements encourage mould and musty air that can rise into the living space, and moisture can damage stored items, flooring and wall finishes. Ongoing water against a foundation also wears down mortar and parging over time.
