Chimney Repairs

Masonry Chimney Repair and Leak Prevention

A chimney stands above the roofline, exposed to rain, wind and frost on every side, so it often shows wear before the rest of the house. Mortar joints erode, the concrete crown on top cracks, and brick faces flake away. Toronto Roofing & Masonry repairs masonry chimneys from the crown down, repointing joints, replacing damaged brick and rebuilding the top of a chimney when it has become loose or unstable.

Many leaks blamed on the roof actually start at the chimney. Water can enter through worn flashing where the chimney meets the roof, through a cracked crown, or through porous brick and open joints. Toronto's freeze-thaw cycles then widen every gap. Because we handle both roofing and masonry, we can repair the brickwork and the roof junction together, so the leak is dealt with at its source.

What's included

Chimney Masonry and Flashing Repairs

What the work covers, explained to you before anything starts.

  • Repointing eroded or cracked mortar joints so water cannot soak into the chimney.
  • Repairing or replacing cracked chimney crowns so the top of the chimney sheds water.
  • Replacing spalling or crumbling bricks with brick matched as closely as possible to the original.
  • Renewing flashing where the chimney meets the roof to stop leaks at the junction.
  • Rebuilding the top section of a chimney when the brickwork has become loose or unstable.
  • Tracing leaks around the chimney to find whether the masonry, the crown or the flashing is at fault.

Why choose us

Why Toronto Homeowners Use Us for Chimney Repairs

The Leak Traced to Its Source

We check the crown, brickwork, mortar and flashing before recommending a repair, so you are not paying to fix the wrong part of the chimney.

Roofing and Masonry Together

Chimney leaks often sit between two trades, and because we handle both the brickwork and the roof, one contractor repairs the whole junction.

Mortar Suited to the Brick

Older Toronto chimneys are often built with softer brick, so we choose a repointing mortar that suits it rather than one that could damage the brick face.

Repair or Rebuild Explained

If the top of your chimney is too far gone for repointing, we explain why a partial rebuild is the better option and price both for you.

What Determines the Cost of Chimney Repairs

No two chimneys are the same, and your estimate depends on:

  • The height of the chimney and how it can be reached
  • How much of the mortar needs repointing
  • Whether the crown needs repairing or replacing
  • The number of damaged bricks, or whether a rebuild is needed
  • The condition of the flashing at the roof

FAQs

Chimney Repair Questions Toronto Homeowners Ask

Why is my chimney leaking?

Chimney leaks usually come from one of three places: worn or lifted flashing where the chimney meets the roof, a cracked crown on top, or water soaking through porous brick and eroded mortar. Finding which one is responsible is the first part of any repair.

What is spalling brick?

Spalling is when the face of a brick flakes, pops off or crumbles. It usually happens when water soaks into the brick and then freezes, which is common in Toronto winters. Spalled bricks let more water in and should be replaced.

What does repointing a chimney involve?

Repointing means raking out eroded or cracked mortar from the joints between bricks and filling them with fresh mortar. It restores the chimney's resistance to water and helps hold the brickwork together.

What is a chimney crown and why does it crack?

The crown is the concrete or mortar cap on top of the chimney that sheds water away from the brick. Sun, rain and frost cause it to shrink and crack over time, letting water into the chimney below.

When does a chimney need rebuilding rather than repairing?

A rebuild of the top section is usually needed when bricks are loose, the chimney is leaning, or damage is so widespread that repointing would not hold it together. Lower sections are often still sound and can be repaired.
