Foundation Repairs

Repairing Cracked and Crumbling Foundation Walls

A foundation wall can fail slowly. Poured concrete cracks as it shrinks or as the soil around it shifts, concrete block opens along its mortar joints, and the stone foundations found under many older Toronto houses lose mortar until stones loosen. Freeze-thaw cycles widen every gap a little more each winter, and road salt splashed against the wall beside a driveway speeds up the damage to parging and masonry above grade.

Toronto Roofing & Masonry repairs foundation walls with the method that suits the material and the cause. That can mean sealing a leaking crack, repointing failed joints, rebuilding loose sections of stone or block, or replacing parging that has come away. Where settling or water is behind the damage, we tell you, explain the options that suit your home and give you an estimate before work starts.

Why choose us

Why Choose Us for Your Foundation Repair

Matched to the Material

Stone, block and poured concrete each fail differently, so the repair is chosen for the wall you have rather than one method for every house.

Settling Explained Clearly

If a crack suggests movement, we explain what the pattern shows and what it means for the repair before you commit to anything.

Outside Causes Considered

Where water or poor grading is feeding the damage, we point it out so the repaired wall is not left facing the same pressure.

Masonry Skills on Hand

Repointing, stonework and parging draw on the same masonry skills we use on chimneys and steps, so older foundations get a suitable mortar and finish.

Factors in the Cost of a Foundation Repair

The estimate for a foundation repair depends mainly on the following.

  • The type of foundation: poured concrete, concrete block or stone
  • The number, length and width of the cracks or damaged areas
  • Whether the repair is made from inside the basement or by digging outside
  • How much parging or mortar needs removing and replacing
  • Access around the wall, including decks, steps and paved areas

FAQs

Foundation Repair Questions Answered

What is parging and why does it fall off?

Parging is a thin coat of cement-based mortar over the exposed part of a foundation wall. It protects the wall and gives it a finished look. It comes away when water gets behind it, when frost pushes it off, or when it was applied to a surface that was poorly prepared.

Should a foundation crack be repaired from inside or outside?

Both can work. An interior repair seals the crack from the basement side and avoids digging. An exterior repair exposes the wall so the crack can be sealed and protected where the water arrives. The choice depends on the crack, the soil and what is on each side of the wall.

What does a stair-step crack in a block wall mean?

A crack that follows the mortar joints in a stepped line usually means part of the wall or footing has moved. It may be old movement that has stopped or movement that is still happening, so it is worth having it assessed before it is simply filled.

Why is the mortar crumbling in my stone foundation?

Mortar in older stone foundations was often softer than modern mixes and wears away as water passes through it and freezes. Over time joints hollow out and stones can loosen. Repointing with a suitable mortar restores the joints and helps the wall shed water again.

Will sealing a crack stop my basement leaking?

If the crack is the only place water is getting in, sealing it usually stops the leak. If water is also coming through the wall, the floor joint or poor drainage outside, the crack repair is only part of the answer, which is why we check for other sources first.
