Flat Roofing

Flat and Low-Slope Roofs on Toronto Homes

Flat and low-slope roofs are common across Toronto, on detached garages, rear kitchen additions, dormers and the main roofs of many row and semi-detached houses. Because water drains off them slowly, they face a harder test than a pitched roof. Ponding water, blistered membrane and seams that open after a winter of snow load and freeze-thaw are the usual signs that a flat roof needs attention.

Toronto Roofing & Masonry repairs, recovers and replaces flat roof membranes. Modified bitumen, EPDM and TPO are all used on low-slope roofs, and we explain the options that suit your home, its drainage and how the roof is used. We also look at the edges, drains, scuppers and wall flashings, since a new membrane will not stay watertight if the water has nowhere to go.

Why choose us

What Our Flat Roof Work Gives You

Drainage Checked First

Water standing on a flat roof shortens the life of any membrane, so we look at slope, drains and edges before recommending a repair or a new covering.

When Recovering Makes Sense

Where the deck and existing layers are sound, recovering can be an option. We explain when it is, and when a full tear-off serves you better.

Membranes Matched to the Roof

A garage roof, a rear addition and the main roof of a row house each place different demands on a membrane, and our recommendation reflects that.

Seams and Edges Detailed for Winter

Seams, laps and wall flashings take the brunt of snow load and freeze-thaw, so these details get close attention on every flat roof we work on.

Factors in the Cost of Flat Roofing

The estimate for a flat roof depends mainly on these points:

  • The area of the roof and how easy it is to reach
  • Whether the roof can be repaired, recovered or needs a full replacement
  • The membrane system that suits the roof and how it is used
  • The condition of the deck and any insulation under the membrane
  • Drainage corrections, edge details and wall flashings needed

The work

Our Flat Roof Process from Survey to Sign-Off

The main stages of the job, from the first look to the final check.

  1. Roof Survey

We check the membrane, seams, drainage, edges and flashings, and look for signs of water in the deck or insulation.

  2. Options and Estimate

We explain whether repair, recovering or replacement suits your roof and provide an estimate for you to approve before we start.

  3. Membrane Work

Damaged areas are repaired or the old roof is removed, the deck is made good and the new membrane is laid with its seams and edges sealed.

  4. Completion Review

We review the completed work with you and confirm everything has been done as agreed.

FAQs

Flat Roofing Questions for Toronto Homeowners

Is some standing water on a flat roof normal?

Flat roofs are built with a slight slope so water drains away. Small puddles that dry soon after rain are common, but water that stays for days points to low areas, a blocked drain or a sagging deck, and it speeds up wear on the membrane.

What causes blisters on a flat roof?

Blisters form when moisture or air is trapped between the layers of a roof membrane and expands as the sun heats the roof. A few small blisters may not leak, but blisters that crack or split let water into the roof and should be repaired.

Can a new membrane go over my existing flat roof?

Sometimes. Recovering can work when the existing roof is dry, firmly attached and not already built up with several old layers. If the deck or insulation is wet, the old roof should be removed so the new membrane goes onto a sound base.

What is the difference between EPDM, TPO and modified bitumen?

EPDM is a synthetic rubber membrane, TPO is a single-ply thermoplastic membrane with heat-welded seams, and modified bitumen is an asphalt-based membrane applied in layers. Each has its own strengths, and the right choice depends on the roof, its drainage and how it is used.

Why does my flat roof leak where it meets the wall of the house?

That joint is one of the most common leak points on a flat roof. Flashings can pull away, sealant can crack and water can get in behind the membrane higher up the wall. Renewing the flashing and the membrane upstand at that joint usually solves it.
